Home / Industries / EIFS, stucco & wall envelope

EIFS, stucco & commercial wall-envelope contractor insurance

Most standard general liability policies exclude EIFS work outright, and many restrict stucco and exterior envelope work too. That leaves envelope contractors exposed to the claims they are most likely to face: water intrusion and mold years after completion.

Our approach

We find EIFS contractor insurance and stucco contractor insurance that actually covers your work, with completed operations that last as long as your exposure does and additional insured endorsements that satisfy general contractors.

Exposures we plan around

  • Water intrusion and mold claims after completion
  • EIFS and exterior insulation exclusions on standard forms
  • Falls from scaffolds and swing stages
  • Construction defect suits from owners and associations
  • Additional insured and indemnity demands from general contractors

Frequently asked questions

Why is EIFS insurance hard to find?

EIFS was at the center of large water damage and mold lawsuits in the 1990s and 2000s, and many carriers responded by excluding it. A smaller group of specialty carriers still writes it, which is where we place most envelope contractors.

Does my policy cover water intrusion claims?

It depends on the form. Some policies cover resulting property damage but exclude mold, and some exclude water intrusion from envelope work entirely. We review the exclusions before you bind.

How long does completed operations coverage last?

Completed operations covers claims while the policy is active. Because envelope claims often appear years later, keeping continuous coverage with consistent terms matters as much as the limits.
